You are responsible for all trees on your property. Please check the ones close to the stucco walls, and cut off any branches that are touching the walls. They can damage the wall, increasing the yearly amount the grounds committee uses your money to pay for repairs.
Below is a portion of the Tree Lawn Landscape paragraph the mods committee uses to evaluate Xeriscape Tree Lawn Design Requests. Please review and follow the community guidelines before you submit your Design Request. We are all trying to keep Pine Creek a desirable community.
Para 4.13.8 Street Tree Landscape
Xeriscape requests for the parkway areas will be reviewed on a case-by-case basis. All submittals shall use a high density of low growing Xeriscape type plants and boulders in conjunction with the proposed landscape material. Unplanted rock or wood mulch areas are not permitted in the parkway. Plants that are 24-inch or lower are preferred where vehicle or pedestrian visibility may be impaired. Street trees located in a Xeriscape parkway using rock mulch should be encircled with a small ring of wood mulch as defined in paragraph 2.13.9(e). Boulders are allowed in addition to some plants, and limited to a maximum size of 24 inches x 24 inches x 24 inches.
The Board of Directors has noted an increase in the number of homeowner Delinquent Accounts. This happens when a homeowner does not fully pay their assessment on time. Too many homeowners are carrying small balance due amounts (less than $50.00) in their accounts. Unfortunately, these small dollar balances due cost us too much time and money to track and manage. So, the Board is stepping up notification of Delinquent Accounts.
The Board wants to work with homeowners to avoid late fees and fines. Homeowners must do their part and are expected to pay all assessments on time. If you need help with your account or logging in, please contact Hammersmith at PineCreek@ehammersmith.com or 719-389-0700.
Payment and Late Fee: Monthly assessment payments are due on the 1st of each month. If Payment is not received by the 15th of the month, a $25.00 late fee plus interest will be assessed each month that a past due balance remains.
Please note that this 15 day “grace period” is for unintentional delays, such as with the U.S. Postal Service. It is not meant as an extension of the due date.
We need all 1,423 Homeowners in Pine Creek Village to check their PCVA Account to ensure all PCVA bills are paid in full and homeowner account information is accurate.
Please log into your homeowner account at https://portal.ehammersmith.com
Our new online account system is working well to support our Association to efficiently process Work Orders, process Architectural modification requests (ARC), and make timely payments of approved invoices.
Please ensure your contact information is accurate including an email address where PCVA communications will be sent.
If you need help with your account or logging in, please contact Hammersmith at PineCreek@ehammersmith.com or 719-389-0700.
