Any changes to the exterior of your Pine Creek property, including paint, roofing, landscape, room additions, decks, sheds, gazebos, playground equipment and more, require the approval of the Association. Before making any change, you are required to submit a request to the Modifications Committee who will review and approve, disapprove, or conditionally approve your request.  

There is no longer a fee charged for modification or design review UNLESS the association would have to hire an architect or engineer to review plans. This would only occur for major additions or projects. You would be notified of any fees before being charged.

Completing a Design Review Request (DRR).  There are two ways to use the DRR form located at the top of this page.
1.  Download the PRINT and SCAN file, print it out, fill it out by hand, scan the copy and save it, and submit
2.  Download the fillable FILLABLE DRR file  version to fill out online, save, and submit the edited copy with your information.

To fill and sign the FILLABLE DRR PDF form online:
1. You must have Adobe Acrobat Reader to fill out this PDF form on the computer.  You can download a copy here:  https://acrobat.adobe.com/us/en/acrobat/pdf-reader.html
2. Download the DRR FILLABLE form (*** YOU MUST DO THIS FIRST***)
3. Open the PDF document in Acrobat DC
4. Click the "Fill & Sign" tool in the right pane
5. Fill out your form by clicking a text field and typing in the information (to include putting a checkmark in the check boxes as appropriate)
6. Sign your form by typing in your name in the signature box
7. Save the form as "DRR - Your Name - Street Address" (i.e. DRR - Mary Smith - 1111 Gravel Dr)

Submitting your DRR Form
Please submit the DRR form and supporting documents (pictures, diagrams, colors, etc.) by logging on to your portal.ehammersmith.com account, selecting "Requests" and then selecting "ARC Request" and following the directions and uploading the DRR Form and supporting files there .

​The Modifications Committee constatnly reviews submitted DRR Forms -- so do not wait to submit yours. The sooner it is received - the sooner it will be reviewed.

​1.1.1         SATELLITE DISHES
In accordance with the Telecommunications Act of 1996, satellite dishes measuring 1 meter in diameter or less must be installed such that it does not impair acceptable signal reception.  Dishes shall be located at the lowest possible level, screened from public view and placed in the rear or side yard of the lot.  No satellite dish shall be attached to any community wall or fence. Owners must register their satellite dish with the PCVA via a registration form (CLICK HERE)   Refer to Section 9.4 of the Declaration for additional information. Any required cables or hardware for installation of dish must be painted to match the surface to which they are attached.

House Painting/Repainting - Paint Sample Required
All exterior color changes, including repaints in existing color scheme, must be approved by the Modifications Committee before paint application. Please refer to Section 2.1 of the Community Guidelines for further information. Paint Sample – this an excellent example of what the modification committee is requesting from the homeowner when they are requesting to repaint their house.  This example is from a stucco house.  If you have wood siding you can paint the sample right on your house,  on the front or the side where the committee members can view it, without going into the back yard.

Xeriscape Design Review Requests
The Modifications Committee has helped many home owners this summer with changes to their property, from outside painting, adding play equipment to changing their landscape. With the water restrictions, many home owners have requested xeriscape changes. The Management Company has been working with each homeowner to obtain a complete idea of the xeriscape plant. Some of the submittals have been excellent while others have not provided all the information the Modifications Committee needs to approve the request. Examples of a complete xeriscape submittal may be found by CLICKING HERE, for residents to use as a guide. The approval process will be expedited when the submittal provides all the necessary information. The Modifications Committee thanks you for your help and understanding.
