The entire legal basis for the PCVA is founded in the governing documents. The governing documents set forth the rules and regulations that govern all aspects of the association's and its resident's activities. All of the current PCVA governing documents are linked below for download in PDF format. There are five neighborhoods within Pine Creek Village that require “higher level of service or special services” and in accordance with the Declaration CC&R’s (ref para 3.4), PCVA provides these neighborhoods with Special Services to meet their unique needs through supplemental Neighborhood Assessments:

Spanish Oak is the only Pine Creek Village neighborhood that is formally declared in PCVA governing documents as a “sub-association". Spanish Oak is authorized to budget, assess, and provide services they require.
