The entire legal basis for the PCVA is founded in the governing documents. The governing documents set forth the rules and regulations that govern all aspects of the association's and its resident's activities. All of the current PCVA governing documents are linked below for download in PDF format. Some of these documents are fairly large and may take several minutes to download - particularly over a dial-up modem.
PCVA Community Guidelines For Homeowners The Community Guidelines documents are a "must-read" for all PCVA residents. They contain all of the rules and guidelines for landscaping, parking, architectural review and much more. All residents are bound by these guidelines so please download and use as a reference. Also included here are neighborhood specific documents for neighborhoods that have additional guidelines.
Neighborhood — Special Supplemental Declarations There are five neighborhoods within Pine Creek Village that require “higher level of service or special services” and in accordance with the Declaration CC&R’s (ref para 3.4), PCVA provides these neighborhoods with Special Services to meet their unique needs through supplemental Neighborhood Assessments:
Sage Hill Greens
These five neighborhoods remain an integral part of the overall Association. For governance purposes, there is only one legally established Homeowners Association (HOA)—The PCVA. These five neighborhoods are not independent and must operate within the over-arching PCVA CC&R’s and governing documents. Each of these five neighborhoods have Special Supplemental Declarations.
Sub-Association Documents Spanish Oak is the only Pine Creek Village neighborhood that is formally declared in PCVA governing documents as a “sub-association". Spanish Oak is authorized to budget, assess, and provide services they require.
