Neighborhood Driving Safety

To avoid having an accident, it is important for driver’s to respect others’ use of the road in residential areas and to do the following:
  • Drive slowly. By driving at or under the reduced speed limit in neighborhoods you can prevent a severe accident.
  • Exercise caution at intersections and turns. Look in all directions for potential hazards. If there are children nearby, know that there is a possibility that they will walk out in front of you without looking.
  • Don’t tailgate slower vehicles. Be polite towards bicycles and scooters and keep a safe following distance until you can clearly pass them at a passing distance of greater than three feet.
  • Give pedestrians the right of way. Look for people in the road or people who are looking to cross, and slow down or stop for them especially if there is a crosswalk.
  • Use your lights. At night, always use your headlamps to illuminate the road. In especially dark areas where there are no other vehicles present, you may turn on your brights to help with visibility.
Following these simple tips can help to keep you and other road users safe on neighborhood streets. 

Mods Committee Needs Volunteers

​The Modifications Committee need new volunteers!

The Modifications Committee (MC) is established to ensure all modifications reflect the
vision and goals of the Board for the sustainment of Pine Creek Village. The MC will oversee the review of all modification submittals, consistent with the PCVA governing documents and supplemental instructions, and provide rulings of all modification submittals.

Report City Streetlight Problems

The city streetlights are maintained by the City's Department of Public Works.

You can report specific city streetlight problems via the web

You can also download the GOCOS! app at https://coloradosprings.gov/page/citizen-request-gocosprings-app and be able to "tag" the location with the app while standing next to the problem streetlight to help the city find the light you are reporting.

Watering Limits End October 15th

Under the City rules, residents that use sprinklers and other irrigation systems to water lawns and gardens may only do so three times a week. From May 1 to Oct. 15, landscape watering must take place before 10 a.m. or after 6 p.m.

External Home/Paint/Yard Modifications Need Prior Approval

The HOA Board of Directors is seeing more instances of homeowners conducting external home/paint/yard modifications without Modifications Committee approval. 

It is imperative that homeowners understand that they are accountable and responsible for compliance with the PCVA Covenants, Conditions and Restrictions (CC&R), as well as the Community Guidelines and PCVA Architectural Color Palette, as they agreed to when they moved into our neighborhood. 

Not complying with the Covenants and Guidelines is not only a violation subject to fines (or worse), it tends to degrade the look of the neighborhood by make modifications that would not normally be approved and are inconsistent with the aesthetics of the neighborhood overall.  This also sets up an uncomfortable situation for homeowners who are following the Guidelines when they want something that their neighbor has done without approval. 

Please ensure that all external modifications are first approved by the Modifications Committee to ensure compliance with our Covenants and Guidelines to avoid violations and fines, and to ensure that we are all taking responsibility for maintaining the standards set forth by the PCVA HOA Board of Directors for the community as a whole.
