May 30, 2026 11:00 AM – 2:00 PM Mountain Ridge Middle School Gymnasium 9150 Lexington Dr, Colorado Springs, CO 80920 Hosted by the PCVA Community Connections Committee Hello Pine Creek Owners,
Spring is coming to a close, and summer is right around the corner. There is a lot of activity within the community that has begun, and we wanted to provide you with some updates. 1. Landscape Violation Drives have begun - we are starting to send out courtesy notices on things like weeds, dead/dying grass, dead plant material, mowing, etc.). Please remember, these are just courtesy notices; they do not carry any fines, and once the violation is resolved, it is closed out on the next inspection. We are receiving an abundant amount of calls, we ask that you take a moment and respond to the violation that you receive in the portal so that we can communicate with each owner and have a record of conversations or decisions (ex: time extension or possible hold). We are more than happy to chat with you on the phone, but we will ask that you still respond in the owner's portal for the above reason. 2. Submittal of DRR Requests: Please remember, any modification or addition that you are wanting to do to the exterior of your home and property needs to go through the Design Review Process (DRR) with the modifications committee (MC). You can find the forms on the community's website, and you can submit these through the owner's portal, mail them in or drop them off at the HMI office. If we see any work being done without a submittal, a violation will be issued. 3. Dirt Bikes/Electric Bikes: We are seeing an uptick these past few weeks of people riding these bikes on the common areas of the community and in the process causing damage. Anyone caught doing this will be held responsible for any damage that has occurred. If you are riding these on the sidewalks, please be aware of people on the sidewalks as we have received calls about owners almost being run over by individuals riding these bikes as they are out walking their dogs or just enjoying a stroll or run. 4. Community Projects: We have a lot of projects that are starting throughout the community (ex: fence and wall painting, island renovations, tree work, weed spraying, irrigation repairs, doggie station replacements, etc.). We have created a "Projects" page on the community website and have posted information for owners and will update the page as needed. You can also go to the documents section on the community portal and see all the minutes that are posted and include discussions that happen monthly at the Committee and Board meetings. We hope you all have a fun and safe summer, be kind to yourself and your neighbors, and reach out if there is anything that we can help you with. Pine Creek Community Manager (HMI) 1. You may water up to three days a week (Sunday - Saturday). You choose the days. 2. From May 1 to Oct. 15, water before 10 a.m. or after 6 p.m. to reduce evaporation. 3.
